General terms and conditions
The purpose of this document is to regulate the general conditions for the provision of services offered by Stelle di Monte (Azienda Agricola Bocchia Igor), located in Via di Martiena 16/18 – Montepulciano SI – 53045. The terms “you” and “guest” are used here with reference to any natural and/or legal person who, for whatever reason, accesses the Stelle di Monte structure and uses the stelledimonte.com site or uses its services. The use of the services offered and the reservation imply the full and unconditional acceptance and validity of all general conditions – which are considered automatically incorporated into the contract with Stelle di Monte – without the need for a written transcript.
Prices and Taxes
Prices include 10% VAT and breakfast.
Prices do not include tourist tax (2 € per person per night).
Payment and conditions
A valid credit/debit card is required to finalize the reservation.
By providing your credit card details, you agree that your card may be used as security for the full payment of your stay. The balance of the stay must be paid before leaving Stelle di Monte and, therefore, if the guest does not show up at check-out, Stelle di Monte reserves the right to charge this credit card for the full balance of the fee for the stay at the property, to which the guest expressly gives his/her permission.
We accept card payments in EUR.
We accept cash payments in EUR & USD.
Checks and other foreign currencies are not accepted as payment.
Cancellation Policy
Cancellation policies may vary, please see your booking confirmation.
Flexible booking with 10% deposit:
Flexible bookings include a 10% non-refundable deposit.
If you cancel this booking at any time, this deposit will not be refunded.
You may cancel or modify this booking at no further cost up to 31 days before check-in.
If you cancel or modify your booking between 30 days and 8 days prior to the check-in date, 50% of the booking will be charged.
If you cancel or modify your booking 7 days or less prior to the check-in date, or in case of no-show or early departure, 100% of your booking will be charged.
Non-refundable:
Pre-paid. Cannot be cancelled and will be charged 100% of the total stay at any time the cancellation occurs.
All rates include à la carte breakfast.
We strongly recommend obtaining travel insurance to protect yourself against unforeseen circumstances.

Modifications:
We accept modifications, subject to availability, for the same length of stay as the original booking. Any change in rate will apply. Non-refundable pre-payments will not be reimbursed.
Force Majeure and Covid-19
In case of cancellation of the booking by Stelle di Monte due to “force majeure”, the deposit paid by the client will be refunded or credited to a subsequent reservation. No other compensation for damages or reimbursement of expenses will be due to the guest, nor can any other claim be made.
Check-in and check-out
Arrival at Stelle di Monte is scheduled from 4:00 pm to 10:00 pm.
Late arrivals are possible by arrangement with the guest-house. In order to accommodate you, please let us know your approximate arrival time.

Early arrival is possible subject to availability and express agreement with the property.
All guests must present a valid ID upon check-in or prior to check-in for online check-ins.
Check-out
On the day of departure, we ask that you leave your room by 10:00 am to give us time to prepare the room for the next guests.
Late check-out is possible by prior arrangement with the guest-house, subject to availability. Late check-out may result in an additional charge, at the discretion of Stelle di Monte.
For your convenience, there is the possibility to store your luggage in a room of the property if you arrive early or leave Montepulciano a few hours after your departure, subject to the availability of the storage space. Luggage is stored at the client’s own risk.
Rates
Our pricing system is flexible, so we do not have a fixed price list. Rates may vary depending on availability, dates and length of stay.
Parking
The property is easily accessible by car with free parking on site. The parking lot is unattended and vehicles may be parked there at the owner’s risk, who releases Stelle di Monte from any liability.
Traveling with minors
Young adults aged 18 and over are welcome at the property.
Guest Behavior
Guests are expected to behave in a respectable manner and not cause a nuisance on the premises or property. From 11:00 pm to 7:00 am, we ask that you behave in a way that ensures that other guests at Stelle di Monte can rest (including opening and closing doors quietly, keeping the volume of your voice or electronic devices at a respectful level).
Events and Parties
Private parties are not permitted in the guest rooms and common areas.
Smoking
Stelle di Monte is a non-smoking guesthouse. Smoking tobacco, electronic cigarettes and vaping are strictly prohibited in all rooms and the restaurant. A smoking area is provided outside and away from the buildings. A cleaning fee of €250 will be charged to any guest who violates our smoking policy.
Respecting the environment
Our guesthouse is environmentally friendly; therefore, we ask that you only put your towels on the floor if they need to be replaced; please do not waste water and electricity and remember to turn off the lights and air conditioning/heating when you leave the room.
Personal belongings of guests
Guests are asked to lock their room doors when they leave or go to bed. For the convenience of guests, safes are provided in the rooms to store valuables. Stelle di Monte assumes no responsibility for the loss, theft or damage of valuables.
Damage and/or theft of Stelle di Monte property
Guests will be held responsible for any loss or damage to Stelle di Monte property caused by themselves or anyone for whom they are responsible. Damage to rooms, facilities, furniture and equipment will be charged to the credit card indicated at the time of booking at 150% of the replacement value when new, plus shipping and incidentals.
Pets
Guests’ pets are not allowed.
Place of jurisdiction
Any dispute arising from the execution or interpretation of this contract shall be settled exclusively by the court of the place where the property is located.
This is the translation of a text in Italian. In case of dispute, the original version shall prevail.
